We did not fail to follow through on our end at all. We stopped pursuing the house because his terms were one sided. We were not interested in going conventional because it would cost us more money upfront and in the long run payment wise -- so for us it just didn't make sense to go that route. He was told we were using the VA from the beginning and let on that he was fine with it until we were trying to get him to send us the written offer. We provided all information very promptly and tried numerous times to get a written offer in the place but there was always an issue for Landmark Realty. We also did not refuse to put money down and would have gladly done so if we could have ever got to the point of placing the written offer but every time we tried Landmark Realty had thought of another issue not to use the VA. The only thing one sided is HIS terms. He talks about wanting a smooth sale but creates his own stumbling blocks. All he gave our family was false hope instead of being upfront and honest from the get go.*****

I searched all over the United States for a tree farm and hunting property in 2008. I came across Randy on the Internet and immediately recognized his honesty and flexibility. He was very knowledgeable of the available land in his area. I asked him to serve as my agent and show me farms that were not part of his company and therefore risking his commission. I spent 3 days looking at over 20 farms across Kemtucky. Randy was always professional and respectful. I settled on a farm and Randy fairly negotiated the deal with the seller. At the time I lived out of state from the property and was in need of some help tarot deck the property. Randy was a great help and sometimes spent his personal time to help out.
Was very disappointed in the way this gentleman does business. He refused to sell my wife and me a house through the VA. He wanted the sale to go smooth as possible but once he found out I was using the veterans loan he flat us refused us the sale. He found all kinds of excuses to try and avoid selling to us through the VA. Even though we all know the VA has more stringent guidelines I feel he was trying to hide something that would turn up through a VA inspection. As a veteran who served my country I felt very betrayed as a VET. I pleaded with him and offered to pay for any issues that would arise in reference to hand rails being installed which by code typically is required. But he still refused. If your a VETERAN please be ware that he does not support veterans and I have no respect for a man that conducts business this way. VERY UN AMERICAN. Although he has the right to refuse the sale he knows it was morally wrong. He pretended to support Vets but as you can see he refused me the sale because of the VA! Oh then he wants to offer me a lender he knows!!! BUYER BEWARE.*** In response to his reply:
More false accusations on behalf of Mr. Arnold. We believe this review and his responses will give people a good idea of just what they're getting into while dealing with him. Our review was in no way meant to be a malicious attack but to give an honest account of our experience dealing with him. It was not good --but everything that has been mentioned are actual facts and the truth of what happened. The same can not be said for Mr. Arnold's accusations ... just to clarify - his listing did state that an offer letter be brought to the showing. We had our offer letter readily available but was NEVER asked for it by Mr. Arnold. It wasn't mentioned at all during the whole time we were at the house having discussions with him which included what we were approved for and what type of loan we were looking to use. No deal was formally made in writing because Mr. Arnold kept stalling. If we had used another agent or had representation from someone other than the owner of the property himself a written offer would have been made and we wouldn't have had half the issues we had with Mr. Arnold -- definitely a Lesson Learned on our part. During the few days we spent dealing with Mr. Arnold/Landmark Pros there were no demands made on our end what so ever. We agreed to the price he was willing to accept, we offered to do anything it took solve any issues that should arise with the handrails or lack there of, we were really interested in purchasing this house and wanted to do anything possible to make things go smoothly. Everything that he asked of us was completed immediately or within minutes of being asked for it. We tried to give him everything he wanted. The only thing we couldn't do is give in and use the conventional loan -on every other aspect we were very agreeable. It's his right to sell his house the way he choses. It's just the way he went about it all that was unnecessary & deceitful!
